  • Retail – Neighborhood / Community Shopping Centers (mostly grocery anchored, 75K+ SF)
  • Industrial / Flex / Office – multi-tenant (mostly 50K+ SF)
  • Self-Storage (mostly 75K+ SF)

Target Geographies:

  • Broader East Coast with a current focus on the Mid-Atlantic region (Maryland, Virginia, New Jersey, Pennsylvania, North Carolina, South Carolina, Delaware)
  • We will evaluate opportunities beyond the Mid-Atlantic if justified

  • Deal Size: $10-150M+ (can go above and below based on deal specifics)
  • Hold Period: Typically 3-7 years (can hold shorter or longer based on deal specifics)
  • IRR: 14%+
  • Equity Multiple: 2x+
  • Average Cash on Cash: 7%+
